What Is Unit Entitlements Valuation?
Unit entitlements are the proportional shares assigned to each lot in a strata scheme. They determine each owner's share of common-property contributions, levy obligations, voting rights, and — in the event of a building termination — the distribution of sale proceeds. Getting unit entitlements right matters: when they are out of step with the underlying lot values, individual owners pay either more or less than their fair share for years, creating ongoing financial unfairness and exposing the scheme to tribunal challenges.
A unit entitlements valuation calculates the appropriate entitlement for each lot based on the lot's contribution to the overall value of the scheme — taking into account floor area, position, view, balcony or courtyard, parking, storage, and any other features that materially affect lot value. The result is a schedule of entitlements that reflects the genuine value relativity between lots, expressed as a number out of a total aggregate.
